The landlord database: preparing for the December 2026 rollout

The government says its ‘Register your rental property’ service will begin a regional rollout across England on 15 December 2026, starting in the West Midlands. Landlords of assured or regulated tenancies will need to register themselves and each property through the service.

Scope The rollout and detailed deadlines are controlled by government. Check the dedicated official campaign page before registering or relying on a date. This preparation guide does not register a landlord or property and is not legal advice.

What is confirmed

The government’s private-landlord campaign states that registration will open regionally from 15 December 2026, beginning in the West Midlands. It says landlords of assured or regulated tenancies must register themselves and each property. Later regions and deadlines should be checked on the official service as they are published.

Start with an accurate property list

Create one row or record for each let property. Use a consistent address, including flat number and postcode. Confirm the ownership or landlord details you use across existing records rather than copying an old spelling or incomplete address into a new system.

Link each property to its current tenancy

Identify the current occupiers, start date and written terms for each property. Keep historic agreements separate from the current tenancy so you can answer questions without relying on a folder containing several similarly named PDFs.

Review the supporting evidence

Check safety documents and their source dates, deposits, inspections, repairs and important correspondence property by property. Registration is not a substitute for the underlying records; use the preparation exercise to expose gaps before a deadline arrives.

Keep a registration trail

When the official service opens for your region, retain the confirmation or reference supplied, the date, the properties included and any renewal or update date stated by government. Avoid recording a guessed deadline before the official service confirms it.

Watch for impersonation and scams

Use the government’s published service links. Do not send identity documents, payment details or tenant records in response to an unsolicited message claiming to register a property. Confirm the web address independently through GOV.UK.
