Renters’ Rights Act: property-by-property check
Updated 16 October 2026
Use this once for every property. It is a prompt to inspect your real records and the latest government guidance, not a certificate of compliance.
1. Tenancy
- Identify the current tenancy, tenants and rent period.
- Store the written agreement or the required written statement of terms.
- Record when the Renters’ Rights Act Information Sheet was supplied where required.
- Check that the record does not depend on a fixed end date that no longer operates.
2. Money and advertising
- Record the current rent and last effective increase date.
- Use Form 4A, the section 13 process and at least two months’ notice for a proposed increase.
- Retain the advertised asking rent and agreed rent.
- Confirm rent was not requested or accepted before the agreement was signed.
- Apply applicant criteria consistently without prohibited discrimination.
3. Requests, repairs and evidence
- Log written pet requests, response deadlines, decisions and reasons.
- Keep repair reports, responses, visits, work orders and completion evidence.
- Open every certificate file and verify its property, dates and findings.
- Keep deposit-protection and prescribed-information evidence accessible.
4. If possession is being considered
- Stop and obtain current guidance or legal advice.
- Identify an applicable section 8 ground and preserve its evidence.
- Check the current form, notice period, restrictions and service method.
- Follow the court process if the tenant does not leave.
5. Portfolio review
- Repeat the check for every property and joint landlord.
- Verify a restored backup by sampling records and attachments from each property.
- Review the official implementation roadmap for later duties.
- Date the review and schedule the next one.
